Bravo Homes, a property management company, offers rental and sales services under the name "Bravo Homes," hereinafter referred to as "the company." By making a reservation or using our services, you agree to these terms and conditions.
The prices on Bravo Homes' website are per property, per person, per stay, unless otherwise specified. All prices are in euros, unless stated otherwise, and include applicable taxes. Prices are subject to change without notice, except for confirmed reservations, and may be adjusted due to legal or regulatory taxes imposed by the relevant authorities. The prices include:
Full cleaning before and after each guest’s arrival and departure
Property maintenance
Utilities (water, electricity, gas, and Internet)
Customer service during office hours, with emergency contact available 24/7
Additional services, such as parking, cribs, or special cleaning requests, are available at an extra cost.
Once you have made a reservation, you will receive a written confirmation with the dates, prices, payment conditions, payments terms, and any additional services you’ve contracted.
We will also provide clear instructions for reaching the property, along with key collection details.
Where possible, a member of the Bravo Homes team will meet you at the property to hand over the keys, offer an introduction to the home, and answer any immediate questions. In some cases, you may be directed to a secure key box or provided with an access code for electronic entry, either via keypad or app.
To confirm a reservation with Bravo Homes, a payment is required. Your booking is not considered final until this initial payment has been received. Payment conditions are as follows:
For bookings made more than 8 weeks before the arrival date, a 30% deposit of the total reservation cost is required by bank transfer. This amount must be received within 3 days of the provisional booking being made, or the selected dates may be released and offered to other guests.
The remaining 70% balance must be paid no later than 8 weeks prior to arrival. Failure to make this final payment on time may result in the cancellation of the reservation and loss of any monies paid to date.
For bookings made within 8 weeks of the arrival date, the full amount is due at the time of booking.
If paying by credit card (e.g., via Stripe), the same payment structure applies, but amounts are collected automatically, and dates are instantly secured once payment is processed.
Payments can be made in euros (€) or British pounds (£). Bank account details will be provided upon request for transfers. For credit card payments, Bravo Homes uses a secure Stripe checkout system to ensure your data and funds are safely handled.
For reservations made through third-party platforms (e.g., Airbnb, Booking.com), their specific payment terms and conditions will also apply.

Reservations with Bravo Homes are generally non-transferable. All requests for changes or cancellations must be submitted in writing. If you need to amend your booking, please contact us as soon as possible at info@bravospainrentals.com. While we will do our best to accommodate your request, changes cannot be guaranteed and may be subject to availability or additional costs.

Cancellations made more than 8 weeks prior to arrival: You will receive a 100% refund of all payments made.
Cancellations made within 8 weeks of arrival: No refund will be issued, regardless of whether the full balance has been paid or only the initial deposit.
Please note that the 30% deposit is required to secure your reservation. If this payment is not received within the agreed timeframe (typically 3 business days from booking), your selected dates may be released and made available to other guests.
In the unlikely event that Bravo Homes is unable to provide the reserved property due to unforeseen circumstances, we will offer suitable alternative accommodation. If no alternative is available or acceptable, a full refund of the reservation amount will be issued. However, Bravo Homes is not liable for any further claims or compensation arising from such cancellations.
Standard check-in is from 4:00 PM, and check-out is by 10:00 AM, unless otherwise agreed in writing.
Guests are required to stay in contact with Bravo Homes regarding their arrival time. If your travel plans change or you're delayed en route, you must inform us as soon as possible. For in-person check-ins, we ask that you contact us upon arrival at Málaga Airport or approximately 30 minutes before reaching the property, so we can ensure someone is available to welcome you.
If you miss your scheduled check-in time and have not informed us of any changes, Bravo Homes cannot be held responsible for any resulting delays in accessing the property. In such cases, we will do our best to accommodate you—either by rescheduling the check-in or providing access via lock box or electronic code where available. However, availability and options may be limited outside regular hours.
Early check-in or late check-out may be available on request and is subject to availability. Additional fees may apply.
8. Contract and Guest Registration
In accordance with Spanish law, all guests, including minors, must be registered with the local authorities upon arrival. As part of your booking, you are required to provide accurate identification details for all guests prior to arrival. This information will be used for registration purposes with the police, in compliance with Spanish regulations. Failure to provide the necessary documentation will result in denied access to the property.
By checking the "Terms and Conditions" box upon booking, you are entering into a short-term rental contract with Bravo Homes. This confirms that you acknowledge and agree to our terms and conditions, policies, house rules, and any other applicable regulations.
A security deposit is required. This will be refunded within 30 days after your departure, provided there are no damages or outstanding issues. Any breakages or damages will be deducted from the deposit.
Cleaning is included before and after each stay. For longer stays (2 weeks or more), extra cleaning can be arranged at an additional cost.
Bedding: Towels and bedding are provided. One bath towel and one hand towel per guest are provided, along with one hand towel in each bathroom.
Additional towels, bedding, or cleaning services are available upon request for an extra charge.
11. Behavior and House Rules
To ensure a respectful, clean, and safe environment for all guests and neighbors, Bravo Homes requires all guests to adhere to the following rules. Violations may result in expulsion from the property without refund and the forfeiture of the security deposit, along with specific penalty fees where noted:
No Pets: Pets are not allowed on the property unless explicitly agreed upon in advance for specific accommodations. Please contact us before booking if you need to bring a service dog. Unauthorized pets will result in a €200.00 penalty for extra cleaning.
No Smoking: Smoking is strictly prohibited inside the property. Smoking is only allowed in designated outdoor areas, if applicable. Guests are required to properly dispose of cigarette butts and other waste. If smoking inside the property is detected or evidence is found, a €200 fee will be charged for deep cleaning and deodorizing.
No Unauthorized Parties, Events, or Productions: Unauthorized parties, events, or commercial activities such as photo/video shoots or production are not allowed. If you are planning to host an event or celebration, you must seek prior approval. Unauthorized parties will result in a €500.00 penalty and immediate expulsion without compensation.
Extra Guests: Only the number of guests specified in the reservation are permitted to stay at the property. Additional guests beyond the agreed-upon number may violate health and safety regulations and will result in penalties or eviction without refund.
Respectful Behavior: Guests are expected to behave respectfully towards the property, other guests, and the neighbors. Anti-social behavior, disrespect, or inappropriate conduct will not be tolerated.
Noise and Community Conduct:
Guests must respect the peace and privacy of neighbors and comply with the building or community rules.
Noise should be kept to a minimum, especially between 21:00 and 08:00.
Failure to comply may result in a €200.00 penalty and eviction without compensation.
No Damage to Property or Furniture: Guests are responsible for any damage caused to the property, furniture, or appliances. Please ensure the property is treated with care, and report any issues or damages immediately.
Illegal Activities: Any illegal activities on the premises, including the use of illegal substances or involvement in criminal acts, are strictly prohibited and will result in immediate eviction and the involvement of law enforcement.
These rules are in place to ensure a comfortable, respectful, and safe environment for all guests, and to maintain the quality of the property. Failure to adhere to these rules will result in consequences, including the potential loss of the security deposit and removal from the property.
12. Complaints
At Bravo Homes, we are committed to delivering a high standard of service and comfort throughout your stay. If you experience any issues with the property or our services, please inform us as soon as possible so we can resolve the matter promptly. We are available during office hours by phone or email, and we also provide a 24/7 emergency contact for urgent concerns.
To allow us the opportunity to resolve any issues, complaints must be reported during your stay. We cannot be held liable for issues raised after check-out if we were not made aware of them at the time.
If a resolution was not achieved during your stay, you may submit a written complaint to info@bravospainrentals.com within 7 days of your departure. We will carefully review your case and respond in a timely manner.
Bravo Homes may act as an intermediary between property owners and guests. In such cases, certain matters may be referred to the property owner for final decision.
Important: If your booking was made through a third-party platform such as Airbnb or Booking.com, please be aware that their terms and complaint procedures may also apply. Any formal complaint may need to be submitted through those platforms directly in accordance with their policies.
13. Liability and Guest Insurance
Bravo Homes shall not be held liable for any direct or indirect damage, loss, theft, injury, accident, or delay occurring during the guest’s stay at the property, except where such damage is due to proven negligence on our part.
The guest is responsible for the appropriate and respectful use of the property and its contents. Any damage or loss caused by the guest, their companions, or visitors will be charged accordingly and may result in the loss of the security deposit, or additional fees if damages exceed the deposit amount.
Insurance: Guests are strongly advised to take out personal travel insurance that covers accidents, illness, theft, loss, cancellations, and any unforeseen incidents. Neither Bravo Homes, the property owner, nor any intermediary platforms will be held responsible for events outside of our control, such as flight disruptions, natural disasters, or personal emergencies.
Bravo Homes is not liable for any disturbances, construction, or noise caused by third parties (e.g., neighbors, building works, or street events) outside of our control, nor for the unavailability of community amenities such as pools or lifts, which are subject to community and/or government regulations.
15. Applicable Law and Jurisdiction
These terms and conditions are governed by and construed in accordance with the laws of Spain. Any disputes arising from the interpretation or execution of this agreement shall be subject to the jurisdiction of the courts of Málaga, Spain. In the event of a conflict, guests may also access the European Commission’s Online Dispute Resolution platform at https://ec.europa.eu/consumers/odr.
16. Acceptance of Terms
By proceeding with a reservation, the guest acknowledges that they have read, understood, and accepted Bravo Homes' general conditions, including our cancellation policies, payment terms, and house rules. Checking the box at the time of booking signifies agreement to these terms, and also serves as a digital signature of the short-term rental contract, in compliance with Spanish law.
Guests further confirm that they understand their obligations regarding property use, community regulations, and personal conduct, and that failure to comply may result in penalties, loss of security deposit, or immediate termination of the rental agreement without refund.
